PRACTICAL ROOFING GUIDE

Tile reuse or a new roof appearance: a decision checklist

Compare reuse and replacement using condition, compatible stock, project scope and appearance preferences. Preserving the look is a preference to evaluate, not a diagnosis.

Ask what can be assessed now

Have the roofer explain visible tile condition and what remains concealed. If further investigation is needed, request its scope and cost. Reuse should be assessed against the selected system and applicable requirements rather than promised from a street photograph.

Compare the complete alternatives

For reuse, ask about handling, replacement stock and work beneath the tiles. For new material, ask for the proposed tile and roof-system specification. Both options should explain what is included for flashing, deck findings, protection, cleanup and applicable approvals.

Address the appearance tradeoff

Ask how retained, replacement and weathered tiles may look together. If uniform appearance is a priority, request a clear explanation of what can reasonably be achieved. Do not treat an illustrative website image as a photograph of a completed local job or a guarantee of your result.

Decide after the open questions are answered

Write down unresolved items: stock availability, approval timing, extra-work pricing or warranty terms. Ask for clarification before signing. You may decide to seek another proposal or request a smaller repair if the findings support it. The decision should reflect your needs and the condition, not pressure to choose the largest project.

Your takeaway: You should be able to explain why the chosen option fits both the roof’s condition and your priorities.
